The Macon Water Authority (MWA) compensation philosophy states that the starting salary for each pay grade will be competitive and fair based on the minimum requirements of each position. For candidates with a combination of knowledge, skills, and experience above the minimum requirements, MWA has the ability to offer a starting salary between the minimum and mid-point, with a possibility of a salary closer to the mid-point.
Job Summary:
The Buildings and Grounds Supervisor performs a variety of duties related to coordinating and supervising the day-to-day repair and maintenance of Macon Water Authority’s buildings and grounds. The Building and Grounds Supervisor organizes, prioritizes, and assigns work for maintaining and providing services for all MWA facilities. The Building and Grounds Supervisor hires building facility staff and temporary employees; supervises janitorial and grounds staff. This role also supervises all building maintenance and repair work, which includes landscaping, janitorial, and painting operations.
Responsibilities:
– Coordinates and monitors work activities for Macon Water Authority’s buildings and grounds; develops and oversees employees work schedules and inspects completed work.
– Communicates with manager, other MWA employees, vendors, contractors, the public, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.
– Responds to and report facility related emergencies, concerns, and issues.
– Estimates building and grounds repair costs; assesses the need for repair and renovation work on buildings and special projects including cost of parts and labor.
– Utilizes computerized maintenance software, maintaining an accurate and up-to-date backlog status, ensuring accuracy of information on maintenance work orders, adjusting preventative maintenance labor hours based upon actual work, analyzing feedback reports for improvements and/or additional work requirements.
– Provides progress and activity reports to management; initiates corrective actions as needed.
– Supervises and inspects all grass mowing maintenance. Performs/completes various on-site inspections to determine grass cutting schedule and frequency that meets the Macon Water Authority’s required standard. Coordinates additional cuts as required for special occasions.
– Assists with training and instructing Buildings and Grounds staff regarding operational procedures and proper use of equipment.
– Assist in performing buildings and grounds activities; inspect, repair, and maintain building systems, including mechanical, electrical, plumbing, HVAC, and waste management.
– Outsources maintenance and repair services outside of Macon Water Authority’s scope of in-house services; obtains price quotes and negotiates the best price for all maintenance and repair services.
– Ensures adequate equipment availability, tools, parts, and materials to conduct work activities; initiates requests for new or replacement equipment/tools.
– Prepares/completes various forms, reports, schedules, routes, accident reports, and performance appraisals.
– Operates or uses various equipment, power tools, hand tools, and supplies to complete work assignments; operates and maintains plumbing tools, electrical tools, carpentry tools, masonry tools, mowers, weed eaters, trimmers, slope-cutting machines, front-end loaders, tractors, trucks, and other tools and equipment.
– Performs other duties as assigned.
Qualifications:
– High school graduate or equivalent.
– 1 to 3 years of supervisory experience.
– Basic knowledge of plumbing, electrical systems, HVAC, roofing, and landscaping is preferred.
– Valid Georgia driver’s license with a clean driving record.
Physical Requirements:
– Frequent walking, bending, standing, stooping, crawling, crouching, climbing, and balancing.
– Ability to carry 25 pounds up to 50 pounds and occasionally over 50 pounds.
– Occasional sitting.
– Use hands for simple grasping, writing, drawing, and operating office equipment.
